Can I have a sign in my yard?

Signs are prohibited except For Sale/Rent and small political signs during campaign season. See CC&R's for more details.

What do I need to do for lawn maintenance?

Homeowners/residents are responsible for the maintenance of the lawn and landscaping on their lot. The common area at the park is maintained by the HOA and is considered the standard for how yards should be maintained. Moss grows quickly in this region on both lawns and on roofs. It is recommended to treat both lawns and roofs for moss at least annually.

What do I need to do to make lot/exterior improvements?

To make improvements, please submit an Property Improvement Form to get approval from the HOA before beginning work. Regular trimming of the maple trees is considered maintenance. If you wish to remove a maple tree, you must have prior approval. 

Where can I store my garbage bins?

All garbage bins (trash, recycling, compost) must be stored in such a way they are screened from view. The bins can be taken out to the street the evening before trash pick up and must be returned to their stored location by the morning following trash day. 

Who is responsible for snow removal?

We are in the City of Renton so our streets are on the city's snow removal plan. However, only when there is a LOT of snow do our streets make the list for plowing. Homeowners are responsible for following any city ordinance regarding snow on sidewalks.

What are the local public schools?

The neighborhood crosses school district boundaries with some homes in the Renton School District and the majority in the Issaquah School district.


Renton Schools: Maplewood Heights Elementary, McKnight Middle School, Hazen High School

Issaquah Schools: Briarwood Elementary School, Maywood Middle School, Liberty High School 

Where is the Briarwood bus stop?

The bus stop for Briarwood Elementary is at the far end of the driveway next to the drainage pond at the wooden posts. The bus stops on 160th for children to get on and off.
